BUILDING OPERATIONS
Perform regular property inspections, negotiate and review all service contracts and preventative maintenance programs. Obtain and approve all bids for maintenance to the property. Investigate and recommend alternate energy saving methods to maximize efficiency.

COMMUNICATION WITH OWNER
Frequent reporting and candid discussions with clients regarding property and tenant status. Understanding the client's needs with attention to both short and long term goals.

CONSTRUCTION MANAGEMENT
Supervise and participate in all capital improvements, energy retrofits, building renovations, tenant improvements, asbestos and hazardous waste abatements which may include Phase I and Phase II investigations. Additional fees may be required for this service.

DECISION MAKING
Prompt and analytical decision making in all aspects of property management.

FINANCIAL REPORTING
Provide detailed monthly operating statements to the clients which include the following: Cash flow analysis, income statements, expense summary, tenant detail and vacancy reports. Preparation of Annual Budgets as required. Additional reports are available to fit individual needs.

LEASING AND SALES

PROPERTY MANAGEMENT
As a representative of the owner, we will communicate with all tenants, vendors, trustees and agencies required in the daily operation and management of the property. We will provide and supervise all necessary outsourced related services.

PROPERTY PROTECTION
Obtain insurance quotes, review and maintain policies and certificates of coverage. Oversee all Insurance Claims.Regular on-site inspections as a Pro-Active Measure. Evaluate security programs and keep clients informed of governmental regulations and compliance with City, County, State and Federal Codes.

TENANT RELATIONS AND RETENTION
Professional, friendly and timely response to all tenant inquiries, suggestions and requests for maintenance. Adhere to standard procedures for moving-in/out tenants. Facilitate legal notices, court concerns or other actions required toward tenants in breach of rental agreement. Create a positive Live/Work Enviroment and open communitcation that promotes Tenant Retention.
